we provide sophisticated high end rendering that are photo realistic to very basic rendering that indicate the intent of the project, it depends on the Owner's needs and request.
Movie Fly-thru are very time consuming and usually are done on a larger scale project. This is a video movie in MP4 format that is presentation ready for the Owner's use for marketing, financing and zoning process.
We are General Contractors..............
the principal of this company started as a union carpenter and worked his way up the ladder to a commercial project superintendent, giving him a hands on construction knowledge. During this period he earned a degree in Civil Engineering at night providing the education "book" knowledge also required in this field.
The principal then worked 12 years a senior estimator and project manager for one of Atlanta's top three contractors' where he honed his building background; building large scale projects 7Million to 15Million. Once, he started his own firm almost 20 years later, the eye for quality and schedule with the technological know how of the trades gave him the insight CM&B provides. Building project like Wendy's restaurant in less than 75 days from ground up & this building here from ground up in 3 months.
Interior Build Out Contractors....................
Our company excels in interior build outs; most 1,200 - 5,000 sq.ft. drawings being complete within two weeks. Here we see a Jewelry store we designed and was built by our firm in four weeks after the project was permitted.
We are commercial construction managers, utilizing our award winning CM (construction management software - Expedition & Project Planner); both used by former Beers Construction in managing projects such as the Georgia Dome and the Olympic Stadium. This project is a 45,000 sq.ft. shopping center that we managed (quality, submittals, schedule, and payment disbursement from the bank).
Landlord & Real Estate Agent Assistance
We produce drawings for the landlord to market his space if he has none.....in the form of PDF, for FREE for spaces less than 5,000 sq.ft. for a commitment to assist in the deal with the tenant. If the space exceeds 5,000 sq.ft. we cut our rate and work with the LL.
Once, the space is close to being leased or in the process we produce concept drawings similar to the drawing here so the tenant can visualize his business in your space......this helps tremendously in closing the deal.
We normally work for the landlord's; however you can use services as a tenant. Since, we typically work for the landlord we know all (the TI contributions, the going rate, what should be fixed & included, the lease terms and restrictions).
We include a construction standard report of an on-site inspections of the items that require repair or replacing. We also make sure that the electrical, water supply and HVAC meet your new or relocated business needs.
We produce tenant drawings during this time to assist with pricing and permitting the project.
We also tell you what's fair to expect from your landlord in the current market.
CM&B will prepare your rezoning package with our civil engineer partners. Our rezoning package usually include site plans, rendering and architectural floor plans and elevations.
Zoning Ordinances - PUD
Team with your issues and your project directives, CMB will apply, represent and go after the variances you need to build your project. The latest project @ Chamblee-Tucker CM&B with the civil engineering firm partner won 11 out of 12 variances in favor of the Owner.
